Buc-ee’s one step closer to second Colorado location – see terms of proposed deal

Even though thousands of people in the area hate the idea, it looks like Buc-ee’s is getting closer to making their second Colorado location official in Palmer Lake.

Buc-ee’s has inquired about annexing and developing land for a potential 74,000 square foot store at I-25 and County Line Road between Larkspur and Monument.

The Town of Palmer Lake released a summary of the negotiated terms on July 15 of a proposed annexation agreement with Buc-ee’s.

Under the proposed terms, Buc-ee’s would pay for all roadway improvements required by Palmer Lake or the Colorado Department of Transportation, including improvements to County Line Road, Beacon Lite and the I-25 and County Line Road interchange. The terms call for Palmer Lake to not pay for any of the road improvements related to the development.

The proposed terms call for a 3 percent sales tax, with Buc-ee’s receiving 1 percent and the remaining 2 percent for Palmer Lake. The sales tax is anticipated to generate $1 million annually for Palmer Lake, the town said.

Fire coverage would be provided by both Palmer and Monument Fire District, with Buc-ee’s to continue to pay taxes to both entities, under the proposed terms. Buc-ee’s has also proposed to build two wells at an estimated cost of $4,948,125.

Buc-ee’s would also provide a one-time community contribution to Palmer Lake of $350,000, to be paid within 30 days of opening. The Buc-ee’s would also pay $150,000 to Palmer Lake for open space.

Palmer Lake’s Board of Trustees is scheduled to consider and may vote on the agreement at a Special Trustee Meeting on Thursday, Aug. 28.
