LOOK – The Colorado property where John Denver wrote ‘Rocky Mountain High’ is for sale for $62.5 million

If you’ve got $62.5 million and a deep appreciation for the song that became one of Colorado’s two official state anthems, have we got a listing for you.

The Aspen property where John Denver lived when he wrote “Rocky Mountain High” has just hit the market. Known as Panorama House, the estate at 401 Carroll Drive sits on roughly 6.5 private acres in Starwood, Aspen’s first and only gated community, which Denver himself helped establish in the early 1970s. He loved the place so much he wrote a whole other song about it: “Starwood in Aspen,” released in 1971. The next year, looking out at those same mountains from that same ridgeline, he wrote “Rocky Mountain High.” The song went on to sell millions, became one of Colorado’s two official state songs and turned an entire generation of people into Coloradans, at least in spirit. Denver called Starwood home from the early ’70s until his death in a plane crash off the coast of Monterey Bay in 1997. He was 53.

Now, here’s the catch for the purists: John Denver’s original house is gone. The property has been completely rebuilt into a 13,439-square-foot modern mountain mansion designed by KA DesignWorks out of Basalt with interiors by Studio 133. It’s got a swimming pool, spa, gym, cold plunge, sauna, private movie theater, an 800-bottle wine room and a cabana lounge with its own fireplace. Five bedrooms, resort-level everything. It’s stunning, but it’s not the rustic cabin with stained glass walls and hand-carved kitchen cabinets that Denver built during the pinnacle of his fame. That house is gone. What you’re buying is the land, the views and the knowledge that the man who gave Colorado its anthem stood in this exact spot and saw the same mountains you’re seeing. For some people, that’s worth every penny of $62.5 million.

For what it’s worth, the guest house and recording studio where Denver actually laid down tracks, which was separated from the main property years ago, hit the market in 2024 for $8.495 million. That one still has some of its original character intact. But the views from Panorama House? Those are the same ones that inspired a kid from New Mexico named Henry John Deutschendorf Jr. to write the most Colorado song ever written. And those views haven’t changed a bit.
