A penthouse in the heart of Cherry Creek North has hit the market for $16 million, a price that would set a new record for the city if a buyer meets the ask.

The Behr Team of LIV Sotheby’s International Realty listed the residence at 100 Detroit Street, Unit 701, positioning it as the most expensive active listing in Denver. If it sells at asking price, the transaction would surpass the city’s current benchmark — a $15 million sale recorded in January 2025, according to LIV Sotheby’s.

The single-level penthouse spans 7,145 square feet across three bedrooms and six bathrooms in a building constructed in 2008. At $2,239 per square foot, the unit commands a price-per-foot figure that dwarfs the broader Denver market, where the metro median home price hovers between $580,000 and $610,000.

The listing describes a residence built around European-influenced design: rich mahogany walls, bespoke millwork and 10-foot doors that “create a striking sense of arrival.” Expansive living spaces sit beneath soaring ceilings and walls of glass that frame views of the Rocky Mountains to the west and the Denver Country Club golf course below.

A formal dining room accommodates more than 30 guests. The home also includes a mahogany-paneled study and two en-suite guest bedrooms, each with its own bath.

Outside, a 1,230-square-foot terrace extends the entertaining space with unobstructed sight lines across the city and toward the Front Range — a feature the listing materials describe as the kind of outdoor footprint rarely found in Denver’s high-rise inventory.

The monthly homeowners association fee alone runs $5,621.
