Denver’s tallest building is in financial trouble, and it says a lot about downtown

If you’ve ever looked at the Denver skyline and thought, “That big one in the middle looks like it’s doing just fine” — well, not so much. Republic Plaza, the 56-story tower at 370 17th St. that has been Colorado’s tallest building since 1984, is now in receivership after its owner defaulted on more than $230 million in loans.

The building’s owner, an entity tied to Brookfield Properties, failed to pay off the loan when it matured back in March. A judge signed off on appointing a receiver at the end of August, meaning a third party is now handling rent collection and expenses while the lender figures out next steps. And Republic Plaza isn’t just tall — it’s been considered Denver’s premier office building for the last 40 years. As one commercial real estate expert put it: “When your premier building goes into foreclosure or receivership in anticipation of foreclosure, it says a lot.”

The bigger picture? Downtown Denver’s office vacancy rate sat at 38.6% in the second quarter of 2026 — near historic highs. It’s a trend that’s been building (no pun intended) for a while, and it’s hitting older buildings the hardest. The silver lining, if you’re looking for one: if you’re a tenant shopping for office space downtown, there’s arguably never been a better time to cut a deal.
